Garage Door Maintenance on the Sunshine Coast

A maintenance schedule set by salt, use and the age of your door. Every visit is done by Thom.

Maintenance is the planned care that keeps a working door working. Thom sets how often your door needs it by three things: how close it sits to salt water, how many times a day it runs, and how old it is. Every visit follows the same five checks, and Thom tells you what needs doing now and what can wait.

Maintenance Schedule

How often does a garage door need maintenance?

Once a year suits most Sunshine Coast homes. Book every 6 to 9 months if the door runs many times a day, or sits close to the beach, a river or a canal. A new door needs its first service within its first year, while the springs settle and the fixings bed in.

Salt sets the pace near the water

Salt from the surf, the rivers and the canals settles on springs, cables and track fixings, then turns to rust in the humid months. Some door makers' warranties set washing or servicing conditions for doors within 800 metres to 1 kilometre of the sea, and a canal or river can count too. That is why waterfront doors are 6 to 9 month doors.

Use sets the pace in busy homes and complexes

Springs are rated in open-and-close cycles, not years. A door shared by a busy household, a townhouse complex or a business unit uses those cycles up much faster than a door in a quiet house, so it needs checking more often even far from the water.

Age sets what each visit looks for

A new door needs its first service within the year: springs can settle after installation, and openers sometimes need their force and limits fine-tuned. Older doors, like many on the canal estates of Maroochy Waters and Minyama, need closer checks on cables, drums and hardware that have seen decades of salty air.

The five checks on every maintenance visit

  • Springs: Tension and balance, so the springs carry the weight and the opener only moves the door.
  • Rollers and tracks: Cleaned and lubricated with the right product for the door type.
  • Hardware: Hinges and brackets tightened before anything works loose.
  • Cables and drums: Every strand inspected for fraying and rust.
  • Opener: Limits, force and the safety reverse tested.

Repairs and servicing are booked as a callout valued between $200 and $300, depending on the door size and the labour involved. Parts such as springs, rollers or a new opener are quoted before any work goes ahead.

Maintenance by Property / 06 Steps

Garage door maintenance for every kind of property

01 / Step

Beachfront, river and canal homes

Book every 6 to 9 months rather than yearly. Between visits, rinse the door and tracks with fresh mains water to wash the salt off, and keep water off the opener.

Read your door's warranty for any washing or servicing conditions near salt water, and keep each invoice as a record that the door was maintained.

Holiday homes and short-stay rentals

A door that sits idle between guests still sits in salt air, and nobody is there to notice a stiff spring or a noisy roller. Book the service before the busy season so problems are found by Thom, not by a guest.

You don't need to be there, as long as there's a safe way into the garage and the opener has power. Many owners arrange access through a property manager or cleaner, and Thom explains what he found afterwards.

Rental properties

In Queensland, the lessor is generally responsible for keeping the premises in good repair, which usually includes the garage door. Tenants should report a problem to the property manager or landlord first, in writing.

For landlords, a yearly service is the simplest plan, and the invoice is a record that the door was looked after. Thom can work with property managers to arrange access.

04 / Step

Townhouses and body corporate complexes

Check who maintains the door before you book. Under a building format plan, a door in the boundary wall between a lot and common property is usually the body corporate's. Under a standard format plan it is usually the lot owner's. Your by-laws decide it.

Thom can service several doors in one complex on one visit, checking and testing each door on its own. A body corporate can only arrange servicing of owner-maintained doors with each owner's written agreement.

05 / Step

Business units and workshops

Roller and sectional doors on business units can run all day, so they reach their spring cycles far sooner than a home garage door. Bookings start from 6am, seven days, so a service can be done before the unit opens.

Large industrial shutters are built differently from roller doors. If yours is one, call and describe it first, and Thom will tell you whether it's a door he works on.

06 / Step

New homes and new doors

Book the first service within the door's first year. Springs can settle after installation and openers sometimes need their force and limits adjusted, and a first service is often overlooked at handover.

After that, once a year suits most homes, or every 6 to 9 months for a door that runs many times a day.

Maintenance Questions

Asked before booking

In practice, very little. Maintenance is the plan: how often your door is looked after, set by salt, use and age. A service is the visit itself, with the same five checks on springs, rollers and tracks, hardware, cables and drums, and the opener's safety reverse. A repair is different: it fixes something that has already failed.

Once a year suits most homes. Book every 6 to 9 months if the door runs many times a day, or sits close to the beach, a river or a canal, because salt speeds up rust on springs and cables. A new door needs its first service within its first year. Thom will suggest an interval based on your door's condition.

Repairs and servicing are booked as a callout valued between $200 and $300, depending on the door size and the labour involved. A heavy double door takes more time than a single roller door. Parts such as springs, rollers or a new opener are quoted separately before any work goes ahead, so you can decide what to do. Call 0402 882 653 and tell Thom the door type.

Rinse salt off the door and tracks with fresh water if you live near the water, keeping water off the opener. Sweep sand and leaves out of the tracks. Test the safety reverse with a roll of paper towel under the door. Leave the springs, cables and opener settings alone: they are under tension or tied to safety, so they're a technician's job.

It can, near the coast. Some door makers' warranties set conditions for doors within 800 metres to 1 kilometre of the sea, such as regular washing or servicing, and a canal or river can count too. Read your door's warranty, follow its washing routine and keep each service invoice as a record. Deadlock's salt-air guide explains the details.

It depends on the plan type and the by-laws. Under a building format plan, a door in the boundary wall between a lot and common property is usually the body corporate's to maintain. Under a standard format plan, which many townhouse complexes use, it is usually the lot owner's. Ask your body corporate manager before you book.

Once a year suits most rentals, or every 6 to 9 months near the water or for a door that runs all day.
